Terms of Service

These terms govern your use of spreadhaus, a service that generates real-estate marketing material — property websites, print-ready documents, and emails — from content you provide. By creating an account you agree to them.

1. Your account

You need an account to use spreadhaus. Keep your password confidential; you are responsible for activity under your account. Accounts belong to the organization (brokerage or team) that created them, and the organization's owner controls its membership, billing, and data.

2. Plans, trials, and billing

• Paid plans are billed monthly through Stripe. Plan limits (seats, active listings, AI runs) are shown on the pricing page and enforced in-app.
• New subscriptions start with a 3-day free trial. A payment method is collected up front and the first charge occurs when the trial ends unless you cancel first.
• You can cancel anytime from the Billing page; service continues through the period already paid. Fees are non-refundable except where required by law.
• Custom domain registrations are one-time annual purchases, are registered in your name, and are non-refundable once registered.

3. Your content

You retain all rights to the photos, video, text, and brand assets you upload. You grant spreadhaus the license needed to store, process, and publish that content as directed by you — that is the service. You are responsible for having the rights to everything you upload, including listing photos and MLS data, and for the accuracy of published property information and required disclosures.

4. Published sites

Property websites you publish are served on spreadhaus subdomains or on custom domains you purchase or connect. You are the publisher of that content. We may take down published sites that violate these terms or applicable law.

5. AI features

Optional AI features draft descriptions and marketing copy from your photos and public records. AI output can be inaccurate — review everything before publishing. You are responsible for the final published material.

6. Acceptable use

Don't use spreadhaus to publish unlawful, infringing, or deceptive content; to misrepresent properties; to send spam; or to probe, disrupt, or overload the service. Fair-housing laws apply to your listings and marketing copy.

7. Availability and changes

We work to keep spreadhaus available and your data safe, but the service is provided "as is" without warranties of any kind. We may change or discontinue features with reasonable notice.

8. Limitation of liability

To the maximum extent permitted by law, spreadhaus's total liability for any claim arising out of the service is limited to the amount you paid us in the twelve months before the claim. We are not liable for indirect, incidental, or consequential damages, or for lost profits, revenue, or data.

9. Termination

You may close your account at any time. We may suspend or terminate accounts that violate these terms. On termination, published sites come down and account data is deleted after a reasonable wind-down period; domains you purchased remain yours.

10. Changes to these terms

We may update these terms; material changes will be announced by email or in-app at least 14 days before they take effect. Continued use after that constitutes acceptance.
